Staging OC is run by Derek Earley out of Coto de Caza. When you call, you reach Derek directly — not a sales rep, not a junior designer. Every consultation, every install, every destaging gets owner-level attention.

That’s a deliberate choice. South Orange County’s luxury market is too specific to treat with a generic playbook. The buyer in Coto de Caza isn’t the buyer in Newport Beach. Mission Viejo isn’t Dana Point. We work this market because we live in it — and because attention to detail is what separates a .5M sale from a .5M sale that took 90 days.

The other deliberate choice: we don’t scale beyond what we can do well. Boutique by design. The properties we take on get the same level of care we’d want for a home we were selling ourselves.

What’s the difference between vacant and occupied staging?

Vacant staging means we furnish the entire home from scratch — most common for estate properties and recently-vacated listings. Occupied staging means we work alongside your existing furniture, editing and supplementing key pieces. Vacant is more expensive but transforms the property completely; occupied is faster and more affordable. We recommend the right approach after seeing the home.
